Real Estate Investment Analyst
The Real Estate Investment analyst will provide analytical support on a wide variety of assignments including market research, review of property operating statements, cash flow modeling, property valuation, debt and equity modelling, as well as preparing investment and loan briefs to the Board. The Real Estate Investment Analyst will engage in regular and ongoing market research by monitoring and analyzing economic and demographic trends in interested geographic markets. This research will form the basis of ongoing reports of key developments to the Partners and senior management. This market due diligence will encompass both residential and commercial property types, and is crucial in assessing potential return on investment in the early phases of development. The Real Estate Investment Analyst must have a good understanding of financial modelling, including producing pro forma, discounted cash flow, transaction underwriting, debt and equity modelling, and financial analysis as this will form a large part of the role. The analyst must compile and analyze the financial viability of upcoming projects by producing effective financial models. To do so, the analyst must collaborate with in-house estimators, architects, and expeditors, as well as external partners to obtain accurate forecasts. The analyst will then present his findings to the Partners and senior management, as well as external stakeholders including but not limited to equity partners, financial institutions, and potential buyers. The analyst will maintain and run financial models on existing assets and/or new acquisitions or projects. The Real Estate Investment Analyst will liaise with potential investors, financial institutions, funds, and other lenders to determine the best source of financial for each individual project. They will summarize and present their findings on the best source of financing available to the project to senior level management. The analyst will present quarterly financial reports for each property in the portfolio, highlighting financial performance to date, updated valuations, returns on investment, macro and micro trends, potential issues, and provide recommendations to the equity partners. The Real Estate Investment Analyst will liaise with the necessary stakeholders to obtain this information.
