Seeking a personable, outgoing, and organized Residential Property and Maintenance Manager to maintain residential properties in Jacksonville, Florida. This role is responsible for performing proactive and reactive maintenance, maintaining the function and appearance of properties, oversee inventory, and coordinate with subcontractors. Responsibilities/Duties/Functions/Tasks Perform proactive and reactive maintenance of properties. Maintain function and appearance of Jacksonville properties including: Landscaping and grounds Building exterior and interior Mechanical systems Pool/spa and water features Identify, report, track and resolve maintenance issues at properties. Schedule and coordinate ongoing service and maintaining of property systems. Ensure that preventative property maintenance is scheduled and completed. Support and assist with proactive and reactive maintenance of vehicles and boats. Procure spares and replacement parts, as necessary. Test and maintain the property’s smart home systems (with Grassy Creek support team). Complete property checklists. Oversee and coordinate property maintenance subcontractors, as needed. Perform on-property repairs including electrical, carpentry, mechanical, plumbing, and landscaping. Understand and utilize company software for daily and weekly updates and communication with the Director of PM and Asset Manager. Attend scheduled meetings with Director of PM and Asset Manager. Oversee shipping, receiving, and organizing of packages for properties and assets. Assist with general errands and miscellaneous tasks as needed. Oversee storage and maintain inventory of items. Qualifications Valid driver’s license. High School Education, some college preferred. Must be able to lift 40 lbs. Intermediate computer and communications literacy, ability to receive and respond to email, and work in required company platforms. Ability to work some Evenings, Weekends, and some Holidays. Preferences 5+ years of labor/maintenance experience. Personable, outgoing, organized. Able to solve problems in a dynamic decision-making environment. High ethical standards.
