As a Associate Resident Manager on the Kips Bay Management team, you’ll do manage a variety of processes and be responsible for ensuring resident satisfaction. What you will do: Manage Work Order completion process by generating work orders report and assign to handymen. Ensure timely completion and close out Serve as a liaison between vendors and residents to coordinate work in occupied apartments Ensure resident satisfaction via in person and email correspondence Ensure compliance with Local Laws by meeting deadlines on inspecting units using iAudit Manage Move out process - Conduct Pre- and post- move out inspections using iAudit, upload damages report in Yardi Manage Amenity and unit type accuracy in the company software working with IT and Strategic Planning Team Conduct building and ground cleanliness inspections Purchase supplies as required (janitorial, hardware for vacant and occupied) Manage Annual HPD inspections – coordinating access with residents, scheduling repairs needed, accompanying HPD inspectors Assist vendors and contractors in absence of Resident Manager Assist with scheduling elevators for move-ins and deliveries Manage security access system - Biometrics Help our team, and our communities, win every day. What you should have: The ability to connect with others to keep the team aligned and focused. An analytical ability to collect and use information to solve complex problems. The technical experience to be able to lead teams, internal and external, and earn their trust and respect for your competence. Solid understanding (5+ years) of building maintenance and project management. A proven track record of delivering projects, and results, is required. Doing any, or all of that, in a multi-family environment would be good too. Experience with Yardi a plus. Fanatical discipline and relentless desire to do what needs to be done. A love for doing what others won’t and solving very difficult problems. A desire to grow and take on ever increasing responsibility. Base Salary: $75,000 - $80,000 Exact compensation may vary based on skills, experience & location.
